Aspen Bridging is a wholly-owned subsidiary of S&U, a company listed on the London market, and lends its own equity rather than drawing on third-party funding lines, which removes a common source of delay and withdrawal in this market. Products cover bridging up to 75 per cent loan to value from 0.39 per cent a month, a five-year semi-commercial bridge-to-let at a fixed 0.79 per cent during the bridging phase and 6.94 per cent thereafter, and development finance. Every case is fully underwritten at the outset under a single facility letter, with no-valuation and remote legal options.

Where they fit in a lower-mid-market raise

Certainty is the product. A fully underwritten facility letter issued up front, funded from equity, means far less risk of terms changing before completion, which is what usually costs a borrower a deal at auction or on a deadline. Bridge-to-let removes the refinancing risk at the end of the bridge by keeping the same lender on a five-year term.

Where they are not the fit

Lending is limited to England and Wales and to unregulated business-purpose bridging, so an owner-occupied home cannot be security. Property security is required throughout. Headline rates apply at conservative leverage, and the cost rises materially as loan to value increases.
